It's always exciting to list a top-notch hunting property that has proof that it's been managed for big bucks. Check out the aerial and the trail cam pics from this farm, which are rather impressive! In addition to the outstanding hunting, this 260-acre property is one of the most scenic, secluded, and unique properties you'll find. As a bonus, nearly half the farm is making income through a beautiful stand of native grasses and planted trees in CRP. The Behrle “Combine Farm” in southern Wapello County is tucked back on a dead-end road in the picturesque hills above the Des Moines River. This particular area is as wildlife-rich as you can get in southern Iowa, and the region is very well known for its whitetails and turkey. 113 acres are enrolled in two CRP contracts that produce $18,889 per year, with one contract running through 2035 and the other through 2030. This will leave you with extra cash even after covering the taxes ($4,950) and all the food plot inputs. Or, depending on your financing, it could cover several months of payments. You’ve got hardwood ridges, cedars, brush, big bottoms, drainages, secluded fields, and an incredible amount of edge. The main food plot has a blind mounted on an old John Deere Combine. Alfalfa, soybeans, turnips, and corn are all concentrated into one strategic area here. It's a dynamic setup that's really good from youth season through late muzzleloader. There are roughly eight miles of trails and firebreaks throughout. It's always exciting to list a top-notch hunting property that has proof that it's been managed for big bucks.
